Plano, TX Real Estate Guide

Prices, neighborhoods, schools, DART and property taxes for 2026

Plano is a mature city of about 293,000 people and one of the biggest job centers in North Texas, home to Toyota Motor North America's headquarters, JPMorgan Chase (the city's largest employer) and the Legacy business district. With only about 4% of its land left undeveloped, Plano is mostly a resale market. Melissa Avara Realty Group helps buyers and sellers across Plano. Numbers below are current as of fall 2026.

What does a home cost in Plano, TX?

The median sale price in Plano was $510,000 in August 2026, based on NTREIS MLS data compiled by the Texas Real Estate Research Center. Prices vary widely by area, from around $400,000 in East Plano to about $815,000 in West Plano near Willow Bend.

Plano is the fastest-moving of the five cities Melissa covers. In August 2026, homes took a median of 36 days to sell, closed at about 95% of list price, and the city had about 3.2 months of inventory. Under $400,000, buyers usually look at condos, townhomes and older East Plano homes.

Which Plano neighborhoods should you look at?

West Plano, including Willow Bend, Deerfield and Lakeside on Preston, is the upper end. Central neighborhoods like Russell Creek and Whiffletree are mid-market. East Plano, including Los Rios, Park Forest and Parker Road Estates, offers older homes and better value. Legacy and Downtown Plano offer walkable condos and townhomes.

Who is Plano a good fit for?

Plano fits buyers who want an established city, a short commute to Legacy or Richardson, and rail access to Dallas and DFW Airport. It is a strong fit for corporate transferees, downsizers who want single-story homes or condos, and long-term rental investors.

Plano is not a short-term rental market. Since 2024, the city has barred new short-term rentals in residential neighborhoods. Plano has a much larger rental share than its neighbors, with about 43% of homes renter-occupied, which supports long-term rental demand. See the investor guide.

What is the commute from Plano to Dallas and DFW Airport?

Plano commuters average about 25 minutes to work, per Census data, versus about 33 in Celina. DART's Red Line runs from Downtown Plano to Dallas, and the Silver Line, opened in October 2025, runs from Plano to DFW Airport Terminal B in about an hour.

By car, Plano sits between US 75, the Dallas North Tollway, the President George Bush Turnpike and SH 121. Legacy West is a short drive from most of the city. Plano is the largest city in Texas without an interstate highway.

How much are property taxes in Plano?

Expect a combined rate of about 1.70% of taxable value for 2026 at a typical Plano ISD address, one of the lower totals in the area. Homeowners subtract a $140,000 school homestead exemption, and most Plano neighborhoods have no MUD or PID layer.

The City of Plano kept its rate at $0.4376 per $100 for 2026, and Plano ISD proposed $1.0328. Parts of far west Plano are in Denton County or Frisco ISD, so check by address. Compare all five cities in the property tax guide.

Melissa's take on Plano

Plano is steady, and I love that about it. Homes in good condition that are priced right still sell quickly. The best value is often in East and Central Plano, where you'll find older homes on bigger lots. Plan for some updates and always get a thorough inspection. If you want brand new construction, Plano probably isn't your place, but if convenience is at the top of your list, it's hard to beat.
