Prices, neighborhoods, schools, commute and property taxes for 2026

Melissa Avara Realty Group helps buyers and sellers across Frisco, from established golf neighborhoods to the new Fields development. Numbers below are current as of fall 2026.

Which Frisco neighborhoods should you look at?

It depends on budget and how close you want to be to the Dallas North Tollway. The Trails, Panther Creek and Grayhawk are established mid-market areas. Starwood, Phillips Creek Ranch and Newman Village are upper-end. Fields is the newest luxury master plan, and Frisco Lakes by Del Webb is 55+.

Who is Frisco a good fit for?

Frisco fits buyers who want a short drive to the Legacy and Dallas North Tollway job corridor, newer homes, and big-city amenities like The Star, PGA Frisco and Universal Kids Resort. It is a strong choice for corporate relocations and for 55+ buyers who want Frisco Lakes.

Frisco costs more than McKinney, Plano or Celina, so the question is whether the commute and amenities are worth the premium. WalletHub ranked Frisco the No. 1 real estate market in the U.S. for 2026, with McKinney No. 2. Relocating for work? Start with the relocation guide.

What is the commute from Frisco to Dallas, Plano and DFW Airport?

From central Frisco, plan on about 10 minutes to Legacy West in Plano and 35 minutes to downtown Dallas or DFW Airport without traffic. Rush hour on the Dallas North Tollway and SH 121 adds time. West Frisco and the Fields area add 5 to 10 minutes.

Frisco is not a DART member, so there is no commuter rail in the city. The nearest train is DART's Silver Line in Plano, which runs to DFW Airport.

At a typical Frisco ISD address on the Collin County side, the combined rate is about 1.68% of taxable value for 2026. The Denton County side runs about 1.63%, and Prosper ISD sections like Fields run about 1.86%. Homeowners subtract a $140,000 school homestead exemption.

The City of Frisco kept its rate flat at $0.4255 per $100 for 2026, and Frisco ISD kept its rate at $1.0194. Some newer communities add MUD or PID assessments on top, so check by address. Compare all five cities in the property tax guide.

Melissa's take on Frisco

Frisco buyers have more negotiating room than they've had in years, so there's no need to grab the first house you see. Let's tour a few, compare what you get for your money, and negotiate from there. If you work near Legacy or want to be close to The Star, Frisco is worth it. If what you really want is more space and a newer home, I'll show you McKinney and Celina side by side so you can see the difference for yourself.
