How to Buy a Home in McKinney, TX: The Full Process

By Melissa Avara, Texas Real Estate Broker, Melissa Avara Realty Group | Updated October 2026

Buying a home in McKinney follows the standard Texas process, with a few local details that trip up first-time and out-of-state buyers. Here is the full process, step by step, from someone who helps buyers through it in McKinney every year.

How long does it take to buy a home in McKinney?

Plan on about 30 to 45 days from accepted offer to closing with a mortgage, plus however long your search takes. Cash purchases can close in two weeks or less. In 2026 McKinney homes are taking about two months to sell, so most buyers are not racing other offers.

Step 1: What is the first step to buying a home in McKinney?

Get pre-approved by a lender before you tour. A pre-approval tells you what you can borrow, shows sellers you are serious, and gives you a real monthly payment that includes McKinney's property taxes, insurance and any HOA or MUD costs.

The lender will review your credit, income and assets. Ask for a payment estimate at two or three price points, because in McKinney the property tax line can change your payment by hundreds of dollars a month depending on the school district and whether the home sits in a MUD. Melissa can suggest local lenders who answer the phone and close on time.

Step 2: Do you need a buyer's agent agreement in Texas?

Yes. Since January 1, 2026, Texas law requires a written agreement between you and your agent before the agent shows you any home. The agreement spells out the services, how long it lasts, and how your agent is paid, and it must state that commission is negotiable.

Read it before you sign and ask questions. A good agent will walk you through every line.

Step 3: How do you choose the right McKinney neighborhood?

Start with your commute, your school district and your budget, then compare a few neighborhoods in person. McKinney has established master plans like Stonebridge Ranch and Craig Ranch, historic homes downtown, and new construction in north McKinney around Trinity Falls and Painted Tree.

Things to check before you fall for a house:

  • School district by address. Most of McKinney is in McKinney ISD, but parts are in Frisco ISD or Prosper ISD.
  • Drive at rush hour. A home off US 380 and a home off SH 121 can feel like different cities at 7:30 a.m.
  • MUD or PID. Newer communities often add a special district tax. Ask for the rate in writing.
  • HOA rules. Read the dues, fence and parking rules, and any rental restrictions.

The McKinney real estate guide breaks down neighborhoods and prices.

Step 4: How do you make a competitive offer in McKinney right now?

Base your price on recent sales of similar homes nearby, not the list price. In August 2026, McKinney homes sold for about 94% of list price (NTREIS), so there is usually room to negotiate on price, repairs or closing costs, especially on homes that have sat a while.

Your offer goes on the Texas Real Estate Commission's standard contract. Along with price, you set the option period and option fee, the earnest money, your financing terms, the closing date, and any request for the seller to help with closing costs. A clean offer with a strong pre-approval often beats a slightly higher offer with loose terms.

Step 5: What happens after your offer is accepted in Texas?

Within three days, you deliver the earnest money and option fee to the title company. Then you inspect the home during the option period, negotiate any repairs, finish your loan, get the appraisal, and review the title commitment, survey and HOA documents.

  • Option period. For the option fee, you can cancel for any reason within the agreed number of days. Schedule the inspection right away.
  • Inspection and repairs. If the inspection finds problems, you can ask for repairs, a credit or a lower price before the option period ends.
  • Appraisal. The lender's appraiser confirms the value. If it comes in low, your contract terms decide your next move.
  • Title and survey. The title company confirms clear ownership. Sellers often provide an existing survey with a T-47 affidavit.
  • Disclosures. Most resale sellers must give you a Seller's Disclosure Notice, plus a lead paint disclosure for homes built before 1978.

Step 6: What does it cost to buy a home in McKinney?

Beyond your down payment, budget for lender fees, the appraisal, the lender's title policy, half the escrow fee, and prepaid property taxes and homeowners insurance. Your lender's Loan Estimate itemizes every cost. Texas has no transfer tax, and sellers sometimes agree to cover part of the buyer's costs.

After you move in, file your homestead exemption with the Collin Central Appraisal District. It removes $140,000 from your school taxable value. See how property taxes compare across McKinney and nearby cities.

Step 7: What happens at closing?

You do a final walk-through, sign your loan and closing documents at the title company, and the title company funds the loan and records the deed. Once funding is confirmed, you get the keys. Most McKinney closings take about an hour at the table.

Bring a photo ID and confirm your wiring instructions by phone with the title company before you send money. Wire fraud targets homebuyers, and a quick call prevents it.
